Pursuing the development of its commercial real estate activities, Odealim brought together insurance, real estate and risk management professionals in Paris on Thursday March 26 for a morning of discussions on natural events. The aim: to draw up an uncompromising assessment of the current situation, share advances in modelling and prevention, and define the conditions for sustainable insurability in a context of accelerating climatic drift.
Denis Stasinski, Chief Underwriting Officer of Zurich France, and Pascal J. Pfeiffer, Managing Consultant of TÜV SÜD, discussed the main findings of this meeting with Laëtitia Mathelin, Director of Commercial Property Insurance at Odealim. The global trend is for the cost of insured capital to rise by 5 to 7% a year (source: SwissRe), with the prospect of a doubling in ten years. An average global warming of +3°C by 2050 would translate into a +4°C rise in France. Among the most common natural hazards, clay shrinkage and swelling already affect over 11 million homes, while drought has been identified as the most worrying risk in the medium term. These developments are undermining the Cat Nat scheme, whose reserves have been largely depleted over the past five years, making it essential to revise rates and adapt coverage rules.
Modelling and prevention: tools that are improving, but still imperfect
Current models, though enhanced by artificial intelligence and satellite data, still have critical shortcomings. Mapping resolution is often too coarse (30 m × 30 m) to anticipate localized phenomena, and flash floods, runoff and tornadoes are still poorly mapped. Nevertheless, initiatives are emerging: ADEME is developing a French model for floods and RGA, while startups are offering asset valuation and granular weather forecasting solutions.
In view of these uncertainties, a four-pronged approach is proposed:
- Data-driven anticipation ;
- Mitigation through protection works (as in Trier, where 2 million euros invested divided the damage);
- Arbitrage through withdrawal from high-risk areas (Barnier Fund) ;
- Adapting supply chain to anticipated climate change.
Risk transfer and dialogue: towards sustainable insurability
Insurability rests on four pillars: the random nature of the risk, its reliable quantification, the pooling of a community of customers and the independence of claims. To guarantee these conditions, data quality is essential: real asset values, precise location, technical and environmental characteristics. Yet, out of ten major claims, eight show inaccurate declarations of value, either underestimated or overestimated, which weighs on premiums and compensation.
Ongoing dialogue between insurer and customer is therefore crucial to sharing a common vision of priorities, adjusting cover and moving serenely through insurance cycles. In this respect, ESG criteria will become a condition of insurability within the next five to ten years, particularly in civil liability and property insurance.
